Sales slowed and homes sat longer
These are this month's Redfin figures for Atlanta. Homes sold came to 497, down 12.7% from last month. New listings were 1,060, down 10.5%.
The median home spent 63 days on the market, up 8.6%. Months of supply stood at 8, up 7%. Homes for sale at month end were 3,674, down 7.2%.
Fewer sales and fewer new listings moved together. Supply still rose because homes sold more slowly than they came off the market.
Prices held steady
The median sale price was $424,898, with no move from last month. The median price per square foot was $281, down 0.8%.
Homes sold at 97.4% of their list price on average, down 0.1 points. Homes that sold above asking were 15.1%, down 1 point. Homes for sale that cut their price were 37.2%, down 0.1 points.
Read together, the price level did not move. The small slips in price per square foot and in sales above asking point to a market with a little less pressure on price.
What it means for you in Atlanta
Longer days on market and a supply of 8 months give you a real talking point with sellers. Pricing near the market matters when 37.2% of homes for sale cut their price.
A worked example: a seller who expects a quick sale should hear that the median home took 63 days. Show them the 97.4% sale to list figure, then agree a price and a plan.
